Choose your conveyancer and provide transaction details once offer is accepted
Complete identification checks and provide proof of funds
Pay initial fees to cover disbursements like searches and Land Registry copies
Receive instruction pack with cost breakdown and necessary forms
Stage 2
Contract Pack and Searches (2-10 weeks)
For Sellers:
Draft contract prepared with terms and conditions
Property information forms (TA6, TA10, TA7 if leasehold) completed
Title deeds obtained from Land Registry
Mortgage redemption statement ordered
For Buyers:
Contract pack received and reviewed
Essential searches ordered including Local Authority, Environmental, Water and Drainage searches
Pre-contract enquiries raised about the property

Stage 3
Mortgage Arrangement (0-6 weeks)
Mortgage offer reviewed by buyer's solicitor
Mortgage deed signed to allow lender to register charge on property
Cash buyers experience faster processing as no lender involvement
Settlement figure obtained for seller's existing mortgage
Stage 4
Property Report and Review
Full report provided covering all searches, enquiries, and legal advice
Contract and transfer documents sent for signature
Deposit requested in readiness for exchange

Exchange of Contracts (0-1 week)
Contracts formally exchanged making the transaction legally binding
Completion date agreed (often 1-2 weeks after exchange)
Deposit paid by buyer
No backing out possible without financial penalties after this point
Stage 6

On Completion Day:
Funds transferred from buyer to seller
Keys released to buyer
